1) How will the Contract Wizard help me make money? Answer: The Contract Wizard will help you make money in at least three ways: A) First of all, the Contract Wizard asks the questions that a real estate agent or attorney won't ask and that you might not even think to ask yourself, especially if you're not an experienced real estate investor. Then the Contract Wizard gives you the answers to those questions, automatically supplying all the appropriate clauses to make sure that you get what you want from the deal and will make money each and every time you put a deal together. It will help even experienced investors make money in ways they would never even think of on their own B) The Contract Wizard makes it easy for you to make money again and again at the touch of a button. You can turn out offers on an assembly line basis, instead of of one at a time. The more offers you make the more chance you have to make money. When you write out offers by hand, it is tedious. Therefore, you want to have a reasonably good chance of getting your offers accepted and so you want to be careful what you ask for. You don't want to be too outrageous in your demands. But with the Contract Wizard, you don't have to care. You can whip out a dozen offers, a hundred offers or more at the touch of a button, so you can be as demanding as you want. At the touch of a button, you can change any of the Default clauses and substitute your own and the program will work exactly the same, except that it will insert your wording into the contract, instead of mine. You can even import the contracts into your favorite word processor and edit them any way you like 4) What if I don't understand all the fancy real estate terminology? How will I even know what I'm really offering? Answer: Each clause is followeed by a translation into plain English, explaining exactly what the clause means and what you are offering, demaanding, or agreeing to. You don't have to know anything about real estate to use the Contract Wizard and understand what yoyu are doing 5) What if I want to use the Contract Wizard in another country besides the United States? Is it adaptable? Answer: Yes. The Contract Wizard is definitely adaptable. The basic clauses should be legal in almost any country, although you should run them by a locally licensed attorney or real estate professional just in case any of them need tweaking to conform to local laws or customs 6) What if I want to use the Contract Wizard in a country where English is not the primary language? Answer: It's not a problem at all. As long as you can read English, you can use the Contract Wizard. To use it ina country where English is not the language used for business and commerce, all you have to do is translate the clauses into that language - for example, French, Spanish, German, Chinese, Arabic, etc. - and then substitute those clauses for the ones written in English and press a button. The questions will still be in English, but your contracts will automatically come out in French, Spanish, German, Chinese, Arabic, or whatever language you choose 7) If I have to pay a lawyer to check the contract anyway, then what's the advantage to using the Contract Wizard? Why not just have a real estate or a lawyer write up the contract for me in the first place? Answer: First of all, you don't have to have an attorney or real estate professional review your contracts. We do recommend that, just for your own piece of mind, but it is not strictly necessary. There is nothing in the default clauses that should be illegal or will get you into any trouble, so you can use the Contract Wizard without any professional help at all. Secondly, if you do want to consult an attorney, it's a lot cheaper to ask an attorney to review a contract (Specifying that you just want to make sure that everything is legal; you are not asking for their opinion on the contract, just the legal facts) and will take a lot less time. Third, and most important, the average real estate agent or attorney doesn't really know how to write contracts that will put money in your pocket. That's not their job. Their job is just to help you write a contract that won't get you into trouble and is liely to get accepted. Whether you make money on the dela is not their problem and unless they are investors themselves, it is not likely to be something they even seriously think about. That's all the Contract Wizard thinks about and it's automatically programmed with the appropriate clauses to make it happen. 8) Could I start a business with the Contract Wizard, helping Buyers and Sellers to write up contracts, or do I have to be a licensed real estate agent or attorney to do that? Answer: Absolutely yoyu can start a consulting business using the Contract Wizard. In order to sell real estate for a commission - ie., a percentage of the selling price - you must be a licensed real estate agent or broker in most states, but there is nothing preventing unlicensed people from offering Buyers or Sellers advice and/or helping them write up Purchase or Sales agreements as long as you charge a flat fee and not a percentage and specify that you are offering advice and information only and not attempting to act as a real estate agent or attorney. 9) Why does the Contract Wizard come with two separate sets of contracts and clauses? Answer: Because what works in a Buyer's market will not work in the type of hot Seller's market that exists in much of the country today. When Sellers have Buyers lined up and waiting, they don't have to be creative or flexible, but the Buyers do. Smart Buyers can make at least as much as money in a hot Seller's market, but they have to use completely different techniques to do it. By having two different sets of contracts and clauses, the Contract Wizard equips you to make money in any market . 10) Isn't it too late for "creative financing" and things like that? I've heard none of that stuff works any more. Prices are too high, properties are selling too fast and there are no more foreclosures or bargain properties to buy, so why would I want anything like the Contract Wizard? Answer:: If you know what you're doing, there's at least as much money to be made in a hot Seller's market, but you do have to deal differently than you would in a Buyer's market.
